Plot of land for sale: 10,48 ha (104,800 m2) in a single acreage for €3/m2. The plot is located on the outskirts of the Afumati Commune, Dolj County, Romania. The plot of land has exit to a tarmac-paved road (locally named as DJ561A), which links Craiova to Calafat.
The plot is in quadrilateral shape. There are about 20 km from the Danube River to the plot. The Calafat-Vidin bridge lies 50 km to the west of the plot. The Craiova-Calafat railway is c.2 km from the plot (all distances mentioned are on road, not in straight line).
The plot may be used as industrial estate. Besides industrial estate, silos for cereals or warehouses for merchandise may also be built. Water and electricity supply are present. ALL TITLE DEEDS ARE IN ORDER.

Our formal pre-requisites for a transaction are as follows:
A. We can neither accept payment in full nor in part which is not made by bank transfer. However small a sum may be, we cannot receive it by such means as payment in cash or companies which offer person-to-person money transfers, such as Western Union.
B. Any kind of money laundering cannot be tolerated.
Should a prospective buyer meet the two formal pre-requisites, and wish to buy our land, we have another series of conditions for the transaction to take place:
I. The contract which both of us are going to sign cannot take legal value until notarised at an official notary public in Romania.
II. Both the prospective buyer and we must attend in person the official notary public in Romania, where the prospective buyer will prove his solvency (ability to buy our plot of land) with authentic bank statement(s) in return of our presentation of our title deeds and all proper documentation in keeping with existing Romanian laws.
III. At the notary public both of us have to present valid ID papers, such as ID cards, passports, etc.
IV. The contract to be notarised will contain three essential details: the plot of land under discussion, our selling price and his (our prospective buyer's) buying cost, and complete information on our identity as seller and his identity as buyer.
